Henry had to have a male heir to the throne, and his first wife Catherine of Aragon gave him a daughter Mary but no sons. That was when Henry took the matter into his own hands, and he ultimately created the Church of England. Grabbing the properties and financial assets of the Catholic Church didn't occur to him until later on.
