2. Sellers need to be realistic when they price their home.

I think too many sellers price too high and then are reluctant to lower after the property sits on the market for month after month. I am not a realtor, but I do keep abreast of what is selling in my previous neighborhood. Things have slowed down but I find the prices still too high. IMO. BTW, it’s FL and the insurance rates and HOA’s are expensive.
