We could also eliminate the mortgage interest tax deduction which would increase tax revenues which could, theoretically, be spent on more housing.

Much housing, especially in the north-east has been taken over as investment properties such as AirBNbs and second/third vacation homes.

I think that the price-fixing that is going on with rental rates is done outside of the usual "social media". It definitely happens with some major brokerages and exchanges.
